.. is a ballpark considered a 'keeper" .. ? ..or will this be changed yearly as well ? .. just wondering ..

Most of the time it is a keeper. But I have seen where you can use it to draft one instead of a player in one round draft each year.

If you want to keep your stadium in your 3 keepers go, it's possible, I Don't mind.

We don't have to decide this right now, but in most keeper leagues I have been in the stadium is a separate keeper from the players--so it is like having 4 keepers, 3 players and a stadium. If you want to swap between seasons, then you just announce that and there is a supplemental draft to accomodate those who want to switch.
